A term loan in plain terms
You receive the full amount up front and repay it, with interest, in regular installments over a set number of months or years. The schedule is known from day one, which makes budgeting easier than with a revolving line. Term loans tend to fund things with a long useful life: a remodel, a second location, buying out a partner, or buying an existing business.
Amortization: why early payments are mostly interest
Amortization is how each payment is split between interest and principal over the life of the loan. Early payments are mostly interest; later ones are mostly principal, because interest is charged on a balance that keeps shrinking. A longer amortization lowers the monthly payment but raises the total interest paid. The commercial loan calculator shows the monthly payment, total interest and total repaid for any amount, rate and term you enter, which makes the trade-off easy to see.
Balloon payments on commercial loans
Some commercial loans are amortized as if they ran for many years but come due sooner, leaving a large final payment called a balloon. Lower monthly payments now are paid for with a big obligation later, usually met by refinancing or selling an asset. If an offer includes a balloon, write down the date and amount, and decide how you would cover it if refinancing were not available. The calculator on this site does not model balloon structures.
Loan covenants, explained
Covenants are the promises your business makes inside the loan contract itself. Some require something (sending financial statements every quarter, keeping insurance on collateral); others forbid something (taking on more debt without consent, selling key assets). Some set financial tests, such as a minimum ratio of cash flow to debt payments. Breaking one can count as a default even if every payment is on time, so read them as carefully as the rate.
Prepaying a term loan before its last installment
Often you can, but check the agreement. Some loans charge a prepayment penalty or keep the full interest that was scheduled; others let you pay off with no extra charge and save the remaining interest. Ask how early payoff is handled before signing, especially if you expect a sale, a refinance or a large contract to come in.
Projects Bloomington, IL owners finance this way
- Remodeling or fitting out commercial space, after the permit questions are settled (see Bloomington, IL building permits and contractor registration)
- Opening a second location in McLean County or a nearby town
- Buying out a retiring partner, or buying another McLean County, IL business outright
- Large purchases that are not a single piece of equipment (single machines usually fit equipment financing better)
Partners want to see what the money buys and how the business will carry the payment. A contractor's estimate, a purchase agreement or a lease draft does more than a round number.
One project, one term loan; recurring costs, a line
Use a term loan for one defined purchase; use a line of credit for costs that come and go. Drawing a credit line to pay for a remodel often leaves the line tied up for years, with no room left for the short gaps it was meant to cover. The full set of options is on the comparison page.
Getting a term-loan request ready
Have two or three years of business tax returns if you have them, recent bank statements, a current profit-and-loss statement, a list of existing debts, and the quote or agreement for what you are buying. The Illinois loan guide explains each item, checking your LLC's Illinois status covers the state record, free local advisors can help with projections, and the steps of a request show what happens next. Sector specifics are under funding by sector, and county figures on the McLean County overview.
